Commercial Contractor in Moncks Corner, SC

Moncks Corner is the Berkeley County seat and home to Santee Cooper's corporate offices and Old Santee Canal Park, a railroad town that grew up around its depot just south of Lake Moultrie. Its commercial map has two parts: the older core around Main Street, and auto-oriented commercial out along US 52. Our team and trade partners renovate, upfit and build new for Moncks Corner owners, tenants and church boards, downtown and on the highway, on projects up to $3 million in total project cost.

Main Street, the Town Square plan and US 52

The Town's Town Square Redevelopment Plan sets out a tax increment finance (TIF) district around East Main Street, South Live Oak Drive and Rembert Dennis Boulevard. The plan pairs streetscape, lighting and landscaping with new retail, restaurant and office space and a planned wellness center. A regional US 52 corridor study, summarizing the Town's future land use map, places the downtown district around Main Street where it meets US 52, and designates most parcels along US 52 and Old US 52 for auto-oriented retail and services.

For a project, that split matters. An older downtown storefront is usually about what's behind the walls and above the ceiling, the storefront itself, and fitting a restroom into a tight footprint. A building on US 52 is more often about the rooftop unit, parking, signage and any exterior change.

What we build in Moncks Corner

Scopes here run from a single-suite upfit to a ground-up building: offices, medical suites, therapy centers, restaurants and bars, fitness rooms, church additions and renovations, retail shells, whole-building remodels, and pre-engineered metal buildings (PEMB) on open highway lots. Our range is up to $3 million in total project cost. Your architect and engineer own the sealed set; on PEMB work, the frame carries the seal of the manufacturer's or owner's SC engineer, and our role is the build.

Town or county: who reviews the permit

Inside town limits, the Town of Moncks Corner issues commercial permits and inspections through its online system, CommunityCore, and contractors apply for access before they can submit. The Town's permits page asks commercial plans for a code analysis, a soils report, detailed construction documents for every discipline, design wind and seismic criteria, and special inspections.

Berkeley County's own permitting office is also in Moncks Corner, on Highway 52, and it reviews parcels outside town limits. With both offices in town, a Moncks Corner mailing address doesn't settle the question; the parcel does. Zoning questions for in-town sites start with the Town's Community Development office, and your design professional confirms jurisdiction before drawings are submitted. Restaurants downtown, offices and clinics near the county seat

A Main Street storefront turning into a restaurant, bar, bakery or café has to find room for a hood and exhaust path, grease interception and the restrooms the new use calls for, often in a narrow building. Professional offices near county government, along with medical and therapy practices, bring their own plumbing, sound and accessibility work. Your designer draws it, and Town building staff and the fire marshal review it. A food business also needs any food permit the South Carolina Department of Agriculture (SCDA) requires. Every one of those items shows up as a separate line in the range.

Bennett started 3RC in 2023 after about 10 years in construction, a stretch that included commercial work on hospitals, schools and offices. Owners and church boards get straight answers from our team and trade partners at every stage.

How a Moncks Corner project starts

Give us the address, today's use and what you want next. Screening questions come by email. If the project is a fit, a consultation comes first and a site meeting at the building after it. Afterward you get a low, a mid and a high figure in writing, with what's included, what's left out and any allowances spelled out: an early planning range. It's not a bid or quote. Bidding starts once there are drawings and pricing from our trade partners.

Other areas we serve

Our team and trade partners also work down US 52 in Goose Creek, Hanahan and North Charleston, over in Summerville, and across the whole Charleston metro.

Moncks Corner FAQ

Town or county: who reviews my plans?

Inside town limits, the Town of Moncks Corner. Outside them, Berkeley County. Check the parcel before design starts; the mailing address alone isn't enough.

Is it worth talking before we have drawings?

Yes. If the job fits, we meet on site and list what could move cost or scope. That write-up is an early planning range. It's not a bid or quote.

Can you work on an older downtown storefront?

Yes. When the project fits, we look at the space first and write down what we can see, what we can't, and what could move the number.

Can you build new, including metal buildings?

Yes, up to $3 million in total project cost. The PEMB frame is engineered and sealed by the manufacturer's or owner's SC engineer.
